Two factors can cause home sellers anxiety - but a good agent can deal with both

Several factors these days can make home sellers afraid to sell their homes, says Jason Blight, one of the dedicated listing agents employed by Alexander Swart Property.

 

The two main reasons for a fearful attitude, he says, are doubt as to whether the seller will qualify for a new bond to purchase his next home andor anxiety that he may not have enough time to find a suitable new home after his current home is transferred and he has to move out.

 

Both of these fears, says Blight, are unnecessary and a good agent should be able to give some peace of mind to those involved in these matters.

 

In the first case, says Blight, while it is true that the banks have tightened up on their loan criteria and have made it particularly difficult for older and self employed people to obtain bonds, the home seller can through a bond originator or a bank establish, prior to selling his home, whether he would in fact be eligible for a new bond and, if so, of what size.  Once the answer has been received from these authorities a great deal of anxiety is often then offloaded.

 

When it comes to selling a home, it is perfectly acceptable, says Blight, to put it on the market with the condition that the seller must have found a suitable new property within a specified time – usually two months, sometimes longer. With this clause in place, if he has not found such a home, he need not honour any agreements made with a buyer.

 

“In our area, particularly in Brackenfell, there are a large numbers of sellers who make use regularly of the arrangements I have mentioned and this enables them to go through the sale process – or to cancel it – without losing any peace of mind,” says Blight.
