Strandfontein proving a highly sought after area

Strandfontein, the suburb on the False Bay coastline west of Mitchells Plain, says Rowan Alexander, Director of Alexander Swart Property, has in recent years become a highly sought after residential destination and one reason for this, he says, is that many people, especially those in Mitchells Plain, see it as a very definite step up on the social ladder.  Nevertheless, he adds, Strandfontein still offers buyers a wide range of price options from as low as R550,000 for an apartment/two bedroom house in entry level areas like Portland, Tafelsig and Lentegeur to R2,6 million for large, well built homes in top of the range areas.

 

Alexander Swart Property, formerly the Rawson Property Group’s Brackenfell franchise, is now serving Strandfontein as part of its campaign to expand its operating territory.  The Alexander Swart agent serving the area is Devin Moodley, who worked previously for another company in the area.  He has this year been responsible for ten of the 14 homes listed for sale in Strandfontein and is confident of listing a further eight before the end of this year.

 

According to Moodley there is in many parts of Strandfontein a strong community spirit, and as a result of this people who grew up in the suburb tend to be reluctant to move elsewhere.  What is more, if they are successful in their careers, says Moodley, they will frequently upgrade to one of the better Strandfontein precincts such as Pelican Heights, Wave Crest, San Remo or the old Strandfontein village, which is still the heart of the suburb.

 

On average, says Moodley, prices in Strandfontein are 40% to 50% higher than those in Mitchells Plain and the homes are larger and better designed. It is, thereforenot difficult to understand why the area is considered far more prestigious.

 

Moodley has recently secured sole mandates to secure two homes, both in Pelican Heights, which clearly exemplify the quality available at the top end of the Strandfontein market.

 

The first house, which has four bedrooms, is priced at R2,599,000 and it has such upmarket features as a walk-in double dressing room in the main bedroom, a sophisticated modern kitchen and laundry, a very spacious living and dining area with a gas fireplace, a TV room and sun-filled entertainment area with stack-back doors leading onto patios.  The home also a double garage with remote controlled doors and parking for four cars.

 

The second upmarket home now for sale is priced at R2,295,000 and has four levels.  It has five bedrooms, two of which feature en suite bathrooms, four living areas, basement storage and is beautifully positioned to take in 180 degree views of False Bay.

 

These and similar homes if sited in central Cape Peninsula suburbs would carry price tags of R4 million to R5million, says Moodley.

 

According to the property analysts, Lightstone, 70% of Strandfontein owners have lived there for 11 or more years and 90% are in the 36 to 64 year old age group.  These statistics, says Moodley, further illustrate what a successful and stable precinct Strandfontein has become.
