Phase two of popular Development in Langeberg Heights launched.

Living up to a prediction that Alexander Swart Property would soon be involved in new residential property developments (as they were regularly when still a franchise of a national property group) Rowan Alexander, Director of the company, announced this week that Alexander Swart Property had been appointed by Innovia, the respected Northern Suburbs residential property developers, to market and sell the second phase of their Tanglewood development at Langeberg Heights, the new popular residential precinct on former farmland bordering Pinehurst and close to Brackenfell and Kraaifontein.

Phase one of Tanglewood had more than 50 properties, of which only six remain to be sold.  The second phase will consist of 25 units and the marketing of these begins this week.

“It is,” said Alexander, “a big advantage to be able to show potential buyers what Tanglewood homes are like because they can see the completed homes on phase one.  Although there have been a few minor design changes, phase two will almost in every respect resemble phase one, the design of which by Black Currant Architects was highly praised and much admired.”

All Tanglewood homes are ultra-modern duplexes and their defining characteristic is that the façades have the currently popular ‘framed’ appearance with different sections bordered by structural components but linked to and complementing each other aesthetically.
All the homes have three bedrooms and these are always on the top floor.  Floor areas will vary from 136 m2 to 195 m2, while the plots will be from 200 m2 to 327 m2.

The plots are selling from R540,000 upwards.  The complete plot and plan package, will start at R1,832,000.
The internal colour schemes of the homes will be in neutral colours and the bedrooms and bathrooms will occupy the upper level (as stated above), with the living rooms and kitchen on the ground floor.  The kitchens will have electric stoves and extractors and the hot water geysers will be solar powered.  Countertops will be of granite and the cupboards throughout the homes will have melamine veneers with Impact edging.  The living areas will be tiled with imported ceramic tiles but the bedrooms will have laminated wood flooring.  The windows and door frames will be rust proof aluminium and all homes will have balconies and other internal or external braai facilities.  Buyers will have the choice of one or two garages, all of which will have automated slide up doors.

Alexander said that the construction of phase two will start early next year and occupation of the homes is scheduled for the start of the third quarter.  A R20,000 deposit secures the buyer a home.  Alexander said that he expected the project to be sold out by end 2017.
Alexander added that the cherries on the top of the Tanglewood offering are

1.     The comprehensive security which all Tanglewood homes have as the entrance to the area is guarded and the entire site is protected by electrified fencing;
2.     The very convenient central position of this development.  It is 31 km from the centre of Cape Town (a 21 minutes’ drive out of peak hours according to Google Earth), 23 km from Century City, 24 km from Stellenbosch and 33 km from Paarl; and
3.     The close proximity to good schools, but notably the Curro High School (the first to be founded in South Africa).
