Rowan Alexander, Director of Alexander Swart Property, the Brackenfell estate agency that is now expanding into other Cape Town suburbs, has on several occasions said that the standard of new housing built over the last four to five years in Brackenfell (some 650 homes in all) has transformed the entire precinct and, he has added, they have almost without exception experienced an annual capital appreciation of over 10% per annum.
One such home, only one year old and now back on the market, illustrates Alexander’s point very well: with a floor area of 315 m2, the home stands on a plot of 813 m2 and has three bedrooms, a study (adjacent to the main bedroom), smart domestic’s bedroom with a en-suite which could serve as a fifth bedroom and a granny flat with it's own kitchen which it could even be rented out.
The open plan layout, with the kitchen linked to the living area, which in turn link to the yard and gardens, give a great feeling of well-lit spaciousness says Wian Ingram, the Alexander Swart Property agent handling this sale (on a sole mandate basis). The kitchen, which has both a SMEG gas hob and an electric stove with a rotisserie, has black granite tops and other state-of-the-art equipment. It also has its own breakfast table.
The light airy ambience of the house, said Ingram, is enhanced by the use of very large light coloured porcelain tiles and beige wood flooring in the bedrooms. The fittings throughout the house, he said, are upmarket. The cupboards are all of colour melamine wood and the doors leading to the outdoor areas are of the frameless stacker type. Many of the windows also have horizontal blinds.
The home has three garages, all with remote controlled doors, and these, being 2,3 m high, allow for large vehicle access and make it possible to use the garages as additional storage area.
An bonus point, says Ingram, is a well point on the property. This is linked to a computerised irrigation system which feeds the garden and makes it possible to maintain the garden despite water restrictions. Another bonus point is the solar heated geysers (again with computerised control) and a state-of-the-art security system with outside beams and a tie up to the local response service.
In the more affluent homes in Cape Town’s Southern Suburbs, said Alexander, a home of this standard would come onto the market at over R6 million. However the price here at Brackenfell is R3,395,000.
We can claim without any doubt that this home ranks in the top 5% of all Brackenfell homes. It has all the features of good recent developments plus a few extras and a great deal more floor space. It should be seen to be appreciated.
One of the main factors contributing to Brackenfell’s recent sales surge and popularity, said Alexander, is its central position with easy, quick access to the N1, the R300 and the Highway ridge. It has, he said, in a short space of time become a true family suburb in which the ratio of older people and children to young couples and middle aged residents is far higher than in most Cape Town living areas. This property is located within walking distance of both Curro Castle and Curro Primary in Brackenfell.
