Northpine has a prestige of its own

The small self-contained community living at Northpine, has acquired a community spirit, a status and a prestige that sets it apart from other Cape Town lower priced Northern Suburbs, says Rubin Adams, the Alexander Swart Property agent serving this area.

He states that there are only 2,341 freehold and 24 sectional title properties in Northpine.  According to Lightstone, the average Northpine household income is between R25,000 and R35,000 per month, placing it in the Living Standards Measure at LSM 8 High.

Some idea of how well established and settled the community is, says Adams, can be gained from the fact that 73% of the residents have lived there for 11 or more years.  50% of all owners are in the 50 to 64 age bracket, while 50% of all buyers are between 18 and 35 years old - an indication that younger, upwardly mobile people see Northpine as a desirable place to live and bring up children.

Such buyers adds Adams, are attracted by the fact that Northpine prices are still very definitely 'affordable' by middle class standards.  The average price of homes sold here last year was only R964, 000. With steady sales of 70 homes per annum, prices have risen annually by 12% over the last four years.

"In 2015 a typical Northpine freestanding home with three bedrooms, was selling between R650,000 and R700,000.  The same home today sells at R1,1 million, a 57% increase.  This is impressive by any standards."

Northpine's rising popularity, says Adams, has led to an influx of new buyers and this has encouraged him to believe that in 2019 he will conclude 15 home sales there, i.e. more than one per month.

Rowan Alexander, Director of Alexander Swart Property, says that Adams has proved his worth in the area and is thought by many to be the most proactive and live wire estate agent there. One of his main achievements having been to obtain a record high price (R1,349,000).

"Northpine is one suburb, in which it really is in the buyer's best interest to get in now and buy, because all the indicators point to a continued rise in prices," says Alexander.
