How long does it take for a proficient real estate agency operating in the residential sector of Greater Cape Town to become recognized and established? If they are starting from scratch, says Rowan Alexander of Alexander Swart Property, the process which usually takes three to five years – and a fairly high percentage (around 60% by his estimate) never make the grade and close shop within roughly the same time period.
“Here at Alexander Swart Property Group,” he says, “in the secondhand home market, after only four months of independence, we are already achieving 80% of the turnover we had as a franchise which was single handedly responsible for around 11% of a big national group. By the middle of 2018 I predict that we will be exceeding the turnover that made us the top franchise in the big group to whom we were formerly attached.”
One of the welcome results of going independent, says Alexander, is that many agents, but particularly those that are young, relish the greater scope allowed them by being able to operate beyond their previous boundaries.
“At present,” says Alexander, “the bulk of our sales take place in Brackenfell and Kraaifontein but new territories like Durbanville, where we have just established an office and where Andre Swart has based himself, Bellville, Milnerton, Table View and Kuilsriver all have potential for expansion – and we will go elsewhere when we list mandates. By 2020, we will be in the top five of all Cape Town estate agencies.
