The 2017/2018 festive season has shown that the Cape residential property market is these days likely to remain active in what was formerly a shutdown period for most agencies, says Rowan Alexander, Director of Alexander Swart Property.
“There was a time when virtually no sales took place over the December/January break, but that seems to be changing: in our agency we did 60% of a typical month’s turnover between 15th December and 17th January. Many of the contacts made during that time are now also bearing fruit.”
This, says Alexander, has taught him and his colleagues that in future it will be wise to keep more than just a skeleton staff on duty during the festive season. One of the big advantages of doing this, he adds, is that clients who approach estate agents at this time tend to be really serious about wanting to make a deal.
“If they are prepared to give up holiday time you can be sure that they want real action. They are not just testing the market. Our agents reported quicker responses and quicker decision making over this period than is usually the case.”
Alexander adds that the satisfactory sales at this time were indicative of what appears to be happening in the business sector throughout South Africa: the middle class is these days reluctant to confine their business dealings to any specific period of time and the trend is to remain involved 365 days a year.
“We have agents who are kept busy until 10 p.m. or later at night and clients who will telephone at any time that suits them. We accept that this is the 21st Century way of living and we do our best to accommodate them.”
