Alexander Swart Property list 23 tenanted properties for sale to buy-to-let investors

This is a response to growing investor demand.

Alexander Swart Property, the Cape Town Northern Suburbs estate agency now expanding into other areas, has completed a list of some 23 tenanted properties which are already occupied by tenants but which the owners are prepared sell.

“This is a response to the growing call for buy-to-let property, said Rowan Alexander, Director of Alexander Swart Property.  “We know of at least 60 potential investors are looking to us to find suitable rented properties in Brackenfell, Kraaifontein and Durbanville, the main reason for this being that returns in these areas are above average, while tenant behaviour here tends to be good.”

Alexander said that the big advantage of buying one of these properties is that they all have tenants in occupation – and leases in place.

“Although there can never be any long term guarantees, the investor buying one of these homes knows exactly what he is getting and has a reasonable assurance that the tenant in his propery is satisfactory.”

Most of the investor properties thus far listed by Alexander Swart Property are in the price range from R599,000 (with a rental of R5,500 per month) to R1,750,000 (giving a rental of R15,500 per month).

“Any one of these properties,” said Alexander, “is yielding good returns and buyers could, therefore, cover their bond payments from day one by making a minimal deposit payment.”

Asked if Alexander Swart Property have on their books some larger investment opportunities, Alexander said that at the top of the list is a property valued at just under R54 million – on which the rental income is R475,000 per month.

“I want to state clearly that every one of the properties and tenants on our buy-to-let investor list has been checked and these buys are in our view a sound proposition,” said Alexander.
