Alexander Swart Property’s new office in Durbanville is now up and running. This is the first step in the new company’s expansion across the Northern Suburbs of Cape Town – and elsewhere. They plan to establish offices in Kuils River, Bellville, Stellenbosch, Table View, Blouberg and Parklands as part of their future expansion programme.
Rowan Alexander, Director of A S Property, says that Durbanville was an obvious choice for a first step in their expansion programme as, while they were still a Rawson Property Group franchise operating out of Brackenfell, they discovered that many people, especially those in the Northern Suburbs, see Durbanville as the most desirable place to which to upgrade or retire.
Durbanville, with homes priced from R850,000 for a centre town apartment to R20 million for a five bedroom home close to vineyards or farmlands, is, says Alexander, attractive to a wide variety of buyers because it offers an extensive range of prices and a semi-rural, open-air lifestyle (12 wine estates are situated near the village, and many have walking and mountain bike trails, restaurants and other entertainment facilities). It also, says Alexander, has excellent schools both private and state-owned, a large number of security estates, close proximity to the Atlantic Seaboard and its own self-sustaining business community.
The majority of sales, he adds, take place in the R2,2 million to R3,5 million bracket, but sales of properties priced up to R6 million are achieved regularly and without undue delays – the more expensive properties are also selling, but more slowly. Lightstone, the property market analysts, have reported that last year prices rose by 10,1% and that there are now in Durbanville 9,744 free-standing homes, 8,415 homes in gated estates and 5,304 sectional title properties. Lightstone assessment of the earnings of Durbanville residents places them in the top bracket of income earners in South Africa. Forty percent of the earners here are in the 36 to 49 year old age group and in the 12 months up to April 2017 R2,713,136,000 (almost R3 billion) worth of property changed hands in the area.
The new Alexander Swart Property branch has the big advantage of having Andre Swart, founder of the franchise at Brackenfell working here as an agent himself, motivating the staff of eight and recruiting new agents. Marie Grant, who has many contacts in the area, has moved to the Durbanville agency from Brackenfell. Alexander says that the Durbanville team expects to be selling no less than 15 homes per month by the end of the year.
